The latest (and one of only a few lately) condos to sell in South Redondo’s Brookside Village was a top floor 1 bedroom plus loft unit located at 603 S Prospect.   In our opinion the eventual sales price of $525,000 was a steal for the buyer.  The condo originally hit the market in July for $599,000…..lowered the price to $575,000 and then $549,000 and just closed on 12/26 for $525,000.

Brookside Village is always one of the most affordable condo complexes in South Redondo and even more so in the past few months.  As with much on the market these days, location has once again become a driving factor in whether homes sell or sit, and this one overlooked the parking area so it wasn’t bad, but wasn’t ideal.  We definitely think that played a role in the 131 days on market as it was good sized and nicely updated.

603 Prospect #305 was listed by Brittny Burford of Estate Properties.

The condo was in nice condition with some updates including a newer kitchen.  The tax records indicate 669 square feet but we believe that’s not including tthe loft square footage.  The listing indicates an estimated square footage of 950 which seems about right.

The community amenities are plentiful with beautifully landscaped grounds, tennis courts, fitness center, two beautiful pool and spa areas, clubhouse and even some river and ponds featuring Koi fish.  It’s a very pleasant and friendly community.  Brookside offers a great location close to the beach, Riviera Village and central to endless activities.

The latest addition to the crowded Brookside Village real estate market is a first floor 2 bedroom condo in  the 635 Prospect building.  This latest listing is priced in between the two other listings at 635 S Prospect Avenue Unit#103 which has been on the market for 150 days and currently priced at $659,500 (originally listed in June for $725,000) and 810 Camino Real Unit#104 which has been on the market for 175 days and currently priced at $689,900 (originally listed in May for $780,000)

The home has some moderate updates along with some original features but appears to be very clean and well maintained.  Some of the updates include new paint and bedroom carpet, updated vanity in one of the baths, laminate floors, and although it doesn’t appear recent, the kitchen is definitely not original.

The updated 3 bedroom condo had some very optimistic pricing in mind when it originally listed in July 2025 for a record setting list price of $1,190,000 but after several price reductions and several months on the market, the 1st floor unit closed at $920,000.

For the moment the days of record prices are behind us with another 3 bedroom unit selling at a very reasonable price.

The other 2 recent sales were priced quite agressively with the clean but original 824 Camino Real #106 hitting the market at $849,000 and selling at $850,000 and the beautifully updated 830 Camino Real #201 listed for $975,000 and selling for $1,025,000.

824 Camino Real #101 was in turn key condition with a nicely remodeled layout and  a great location near the water features.

If you’ve been in the market for a 3 bedroom condo in Brookside it’s been a good time to be looking.  There have been 3 homes to hit the market.   One quickly went into escrow then a second hit the market at a very attractive $849,000.  With the other 2 being priced considerably lower, it was probably just a matter of time before the price reduction on this one.  It was originally listed at $1,090,000 and just reduced to $999,000.

What a few weeks it’s been with multiple condos hitting the market in South Redondo’s Brookside Village.

The latest condo for sale is a clean and somewhat updated first floor unit on the Camino Real side of the community in a nice an peaceful location surrounded by grassy areas and water features.

The home is by Kathy Siegel of Vista Sotheby’s International.

As mentioned there are some original features and some updates.  The updates include hardwood floors in the dining area, double pane  windows,  and newer carpet.  The home sits just near the main pool and actually has a bit of a view of the pool and jacuzzi area without being too close.
