The Redondo Beach real estate market was impressive in August.  There were 65 homes selling and they sold at an average price of $1,819,553.

The number of homes increased to 65 from an already impressive 60 in July.

The average “asking” price of the homes that sold was $1,815,966 with the average sold price at $1,819,553 which was a nice increase from $1,686,027 in July.  It also meant that homes generally sold above list price.

29 were in south Redondo Beach or 90277 with an average price of $1,946,331 and only 33 average days on market.

The remainder were located in the Hollywood Riviera which has a 90277 (South Redondo Beach) zip code but is actually in the city of Torrance.

2 of the homes that sold were condos in Brookside Village.  Both were 1 bedroom 1 bath units with 906 Camino Real #202 selling at $520,000 and 802 Camino Real Unit#303 selling at $559,000.  802 Camino Real was a one bedroom but much larger and had a loft that could be used a a second bedroom.

There were 2 condo sales in June 2026 and the first was a ground floor unit in one of the 3 story buildings.  802 Camino Real #105 listed in March for $549,000 and closed at $535,000 after 69 days on the market.

Despite the square footage the home is open and feels much larger with an open concept kitchen and living area along with the large sliders out to the patio.

The updated 3 bedroom condo had some very optimistic pricing in mind when it originally listed in July 2025 for a record setting list price of $1,190,000 but after several price reductions and several months on the market, the 1st floor unit closed at $920,000.

For the moment the days of record prices are behind us with another 3 bedroom unit selling at a very reasonable price.

824 Camino Real #101 was listed by Piper Moretti of The Crypto Realty Group.

The other 2 recent sales were priced quite agressively with the clean but original 824 Camino Real #106 hitting the market at $849,000 and selling at $850,000 and the beautifully updated 830 Camino Real #201 listed for $975,000 and selling for $1,025,000.

824 Camino Real #101 was in turn key condition with a nicely remodeled layout and  a great location near the water features.

The community amenities are plentiful with beautifully landscaped grounds, tennis courts, fitness center, two beautiful pool and spa areas, clubhouse and even some river and ponds featuring Koi fish.  It’s a very pleasant and friendly community.  Brookside offers a great location close to the beach, Riviera Village and central to endless activities.

While most of the active listings in Brookside Village sits on the market, there have been a few quick sales as well.  Not surprisingly both were priced very aggressively and both sold quickly.

One of them was a beautifully updated 2nd floor unit that we’ve now seen several times in the past few years.  The owners had paid $1,125,000 back in 2022 (home was listed at $869,000!) so at the list price of $975,000 it was bound to sell above their asking price.  That it did and it closed on 10/20 for $1,025,000.

The home was by Susan Jensen & Allison Baldocchi of Pacifica Properties Group, Inc.

This top floor unit was a spacious and bright 3 bedroom with a 175 square foot loft (per listing they are not including this in the total square footage)  The home has been beautifully remodeled with some of the highlights being stacked stone living room wall with electric fireplace, spacious kitchen with sleek contrasting cabinets,stainless appliances, white oak engineered flooring, along with nicely updated bathrooms.

It’s been years since we’ve seen a foreclosure in Redondo Beach due to the increase in property values over the last few years.  When property values go up…..it’s tough to be underwater but occassionally it happens.   It’s even more rare in Redondo Beach  but one just came on the market and sold quickly in the the condo complex of Brookside Village in South Redondo Beach,   814 Camino Real #201 was quite an opportunity and clearly people pounced as it went into escrow after just a few days and sold for $30K over the list price.  That’s not surprising given that the last 2 top floor three bedroom condos that sold closed at $910,000 and $935,000.  Both were nicely remodeled but for a buyer in the $800,000 range top floor condos are few and far between.  This condo was pretty original and most definitely needed some updates and upgrades.

Welcome to the Redondo Beach real estate recap for September 2024. North Redondo Beach homes

There were 48 homes, townhomes and condos that sold and closed escrow compared with 57 in August, 50 in July, 42 in June, 58 in May.

The average listing price was $1,503,339 with the average sold price at $1,506,876 which was a slight drop from the $1,514,501 average in August.  

$895 was the average price per square foot for the homes that sold which was very similar to August and slightly down from July.  Homes averaged 34 days on market before going into escrow.

One of the 48 homes that sold was a condo in Brookside Village.  814 Camino Real Unit#201 was a 3 bedroom condo that was listed for $800,000 and sold for $830,000.
