The latest condo to sell in South Redondo’s Brookside Village was a beautiful top floor remodeled condo. The listing shows as a 1 bedroom but it’s actually a 1 bedroom + loft which can be used as another bedroom. The condo was listed at $659,999 and sold just above full price.
The top floor location makes for a much roomier feel with vaulted ceilings, extra windows, great light and of course the loft. The home has been beautifully remodeled with an upgraded and opened kitchen, new bath, hardwood floors and more. It’s beautiful and sitting inside the complex has a nice quiet location.
We had mentioned when we first posted about the listing that we thought it was priced on the high side given that the higher end 1 bedrooms (without loft) maxed out at $550,000 we’re happy to report that it sold at a big price. The unit next door at 605 S Prospect Avenue Unit#302(same layout but not as upgraded) sold for $600,000 just about a year ago in December 2022.

Take a look at the Redondo Beach homes that sold last month in Redondo Beach CA.
February 2024 was a solid month although still historically slow in terms of the number of homes that sold. There were only 36 total closed escrows during the month. Although slow, that was a marked improvement compared with only 26 in January.
The average “list” price was $1,576,526 with the average sold price at $1,598,789 meaning that homes generally sold above list price once again.
Homes averaged $965 per square foot, and the average days on market for the homes that sold was a brief 30.
2 o the 36 homes that sold were condos in Brookside Village. The first was a 1 bed 1 bath at 605 S Prospect Avenue Unit#304 that sold for $660, while the other was 3 bed 2 bath at 802 Camino Real Unit#307 that sold for $905,000.

New Homes at The Foundry and Sunset in North Redondo Beach
New Construction Townhomes in Redondo Beach – The Sunset and The Foundry off of 190th
There isn’t much in the way of new construction “complexes” in the South Bay and Redondo Beach due to the fact that finding large pieces of land is a real challenge. Once in a while the city allows land to be rezoned from commercial to residential and the result is new construction on a larger scale than the usual 2 on a lot townhome situation. The most recent example are two new complexes off of 190th.
One is called The Sunset which consists of 20 new townhomes developed by Anastai Developement and The Foundry townhomes developed by Shea Homes.

The Sunset townhomes are all 4 bedroom 4 bath with a little over 1,800 square feet on two levels.

We think that it’s priced appropriately and priced well at $550,000 as the last few 1 bedroom sales (with the exception of the 1 bed + loft at 605 S Prospect Avenue Unit#304) have ranged between $560,000 and $540,000.
