There’s a new condo on the market in Brookside Village and it’s a top floor corner unit with some nice updates.  The pictures make it a bit hard to tell but the kitchen has been updated with nice grey shaker cabinets, stainless steel appliances, countertops and more.  The home also has nice vinyl plank flooring throughout.

The condo is listed by Chuck Wilson of Real Estate Of  South Bay, Inc.

802 Camino Real is one of the furthest north buildings and one of the 3 story buildings that have elavators.  The 3 story buildings have a look and feel a bit more like an apartment than the smaller 2 story buildings but the higher elevation and vaulted ceilings make this a bit different.

The condo last sold in 2017 for $520,000 but has been extensively updated since then.

Redondo Beach Home Sales and Home Prices in August 2023The Village oceanview condos Redondo Beach

It was a fantastic month in terms of the number of both the number of homes sold in Redondo Beach and the prices that they sold for.

Prices were definitely impressive once again. The average “asking” price was $1,645,231 with the average sold price at $1,663,216 meaning that once again homes generally sold above the list price.

The homes that sold averaged a very brief 22 days on market before going into escrow.

What a Spring It’s Been For Condo Sales in Brookside Village

While the rest of the real estate market in Redondo Beach and much of the South Bay may be slow, that’s definitely not the case in BrooksideBrookside Village community amenities Village.  What a month it’s been with 8 homes closing escrow in the past 30 days (as of 5/25), 2 condos currently in escrow and only one active home for sale in Brookside Village.

It certainly makes sense as Brookside Village is the most affordable complex in South Redondo and with higher interest rates, these lower priced homes (compared to the rest of Redondo Beach) are definitely going to have an appeal.

Home Sales and Home Prices in Redondo Beach in February 2022

Take a look at the February 2022 real estate recap for the month that was in Redondo Beach CA.  Below is a full list of the homes, townhomes and condos that sold in all of Redondo Beach during February.  There were 25 sales in north Redondo and 12 in south Redondo Beach.

It was a very slow slow month for closed home sales in Redondo with only 37 on MLS homes closing escrow during the month.  Compare that to the 71 homes that closed escrow in December and it’s not hard to see just how slow the market was.

The average “list” price in Redondo was $1,244,162 with the average sold price at $1,330,530 meaning that, in general, homes sold WAY higher than the list price. The average price per foot was $780 and median days on market was 29.  See how that compares with other months on our Redondo Beach real estate market trends and statistics page.

Of the 37 homes one sale was in Brookside Village and was a one bedroom 2nd floor condo that sold at $551,000

Since There’s No Listings in Brookside Village…..Oceanview Condo Anyone?

Since it’s slow going in Brookside Village with nothing on the market as of 4/23 how about we talk about another South Redondo condoThe Village oceanview condos Redondo Beach complex that often has similar buyers.   660 The Village #306 is priced at $619,000 which is definitely likely to sell much higher given that the last top floor unit just closed at an unprecedented $700,000.  That unit in the 630 building did have additional value as the 630 building has 2 levels of parking meaning the building is higher, it was several units closer to the water so better views, and the 630 building is further from Catalina Ave so a bit less road noise, but this is still priced to get considrable interest.  The condo at 660 The Village #306 has been updated, and certainly appears very well taken care of.
