Take a look at the Redondo Beach homes that sold last month.

March 2024 was a solid month although still historically slow in terms of the number of homes that sold.  There were only 30 total closed escrows during the month.

The average list price of the homes that sold was $1,748,619 with the average sale price at  $1,765,828 meaning that homes generally sold a bit higher than full price.  This  was a significant jump up from February’s $1,598,789 average, and  $1,565,843 in January.

The average price per foot was $942 and the average days on market for the homes that sold was a relatively lengthy 47 but the median was a very brief 10 days on market before going into escrow.

None of the homes that sold last month were condos in Brookside Village but there are a few in escrow and few currently for sale.

The latest condo to sell in South Redondo’s Brookside Village was a beautiful top floor remodeled condo.  The listing shows as a 1 bedroom but it’s actually a 1 bedroom + loft which can be used as another bedroom.  The condo was listed at $659,999 and sold just above full price.

The top floor location makes for a much roomier feel with vaulted ceilings, extra windows, great light and of course the loft.  The home has been beautifully remodeled with an upgraded and opened kitchen, new bath, hardwood floors and more.  It’s beautiful and sitting inside the complex has a nice quiet location.

We had mentioned when we first posted about the listing that we thought it was priced on the high side given that the higher end 1 bedrooms (without loft) maxed out at $550,000 we’re happy to report that it sold at a big price.  The unit next door  at 605 S Prospect Avenue Unit#302(same layout but not as upgraded) sold for $600,000 just about a year ago in December 2022.

New Homes at The Foundry and Sunset in North Redondo Beach

New Construction Townhomes in Redondo Beach – The Sunset and The Foundry off of 190th

There isn’t much in the way of new construction “complexes” in the South Bay and Redondo Beach due to the fact that finding large pieces ofThe Foundry new construction townhomes in north Redondo Beach CA 90278 land is a real challenge. Once in a while the city allows land to be rezoned from commercial to residential and the result is new construction on a larger scale than the usual 2 on a lot townhome situation. The most recent example are two new complexes off of 190th.
One is called The Sunset which consists of 20 new townhomes developed by Anastai Developement and The Foundry townhomes developed by Shea Homes.

The latest condo to hit the market in South Redondo’s Brookside Village is a beautiful top floor remodeled condo.  The listing shows as a 1 bedroom but it’s actually a 1 bedroom + loft which can be used as another bedroom.  It does not appear that the listing agent is including the square footage of the loft in the total square footage of 669.

The top floor location makes for a much roomier feel with vaulted ceilings, extra windows, great light and of course the loft.  The home has been beautifully remodeled with an upgraded and opened kitchen, new bath, hardwood floors and more.  It’s beautiful and sitting inside the complex has a nice quiet location.

Although beautiful we think the price is really going to be a challenge given the last few 1 bedroom units sold for $560,000, $541,000 and $550,000.  This is beautiful and the loft makes for a viable sleeping area but this is a big number.  The unit next door  at 605 S Prospect Avenue Unit#302(same layout but not as upgraded) sold for $600,000 just about a year ago in December 2022.
