The latest addition to the crowded Brookside Village real estate market is a first floor 2 bedroom condo in the 635 Prospect building. This latest listing is priced in between the two other listings at 635 S Prospect Avenue Unit#103 which has been on the market for 150 days and currently priced at $659,500 (originally listed in June for $725,000) and 810 Camino Real Unit#104 which has been on the market for 175 days and currently priced at $689,900 (originally listed in May for $780,000)
635 S Prospect Unit#102 is listed by Adam Loria of Circle Real Estate.
The home has some moderate updates along with some original features but appears to be very clean and well maintained. Some of the updates include new paint and bedroom carpet, updated vanity in one of the baths, laminate floors, and although it doesn’t appear recent, the kitchen is definitely not original.
The community amenities are plentiful with beautifully landscaped grounds, tennis courts, fitness center, two beautiful pool and spa areas, clubhouse and even some river and ponds featuring Koi fish. The updated 3 bedroom condo had some very optimistic pricing in mind when it originally listed in July 2025 for a record setting list price of $1,190,000 but after several price reductions and several months on the market, the 1st floor unit closed at $920,000.

For the moment the days of record prices are behind us with another 3 bedroom unit selling at a very reasonable price.
824 Camino Real #101 was listed by Piper Moretti of The Crypto Realty Group.
The other 2 recent sales were priced quite agressively with the clean but original 824 Camino Real #106 hitting the market at $849,000 and selling at $850,000 and the beautifully updated 830 Camino Real #201 listed for $975,000 and selling for $1,025,000.
824 Camino Real #101 was in turn key condition with a nicely remodeled layout and a great location near the water features.

One of a few 3 bedroom condo sales in South Redondo’s Brookside Village was another well priced listing that didn’t last long. The first floor condo was well located, well priced and sold just above full price. The home sold after a very brief 9 days on market.
The home is by Kathy Siegel of Vista Sotheby’s International.
The condo was a combo of some original features and some updates. The updates included hardwood floors in the dining area, double pane windows, and newer carpet. The home was located near the main pool and actually has a bit of a view of the pool and jacuzzi area without being too close.
The community amenities in Brookside Village are plentiful with beautifully landscaped grounds, tennis courts, fitness center, two beautiful pool and spa areas, clubhouse and even some river and ponds featuring Koi fish. While most of the active listings in Brookside Village sits on the market, there have been a few quick sales as well. Not surprisingly both were priced very aggressively and both sold quickly.
One of them was a beautifully updated 2nd floor unit that we’ve now seen several times in the past few years. The owners had paid $1,125,000 back in 2022 (home was listed at $869,000!) so at the list price of $975,000 it was bound to sell above their asking price. That it did and it closed on 10/20 for $1,025,000.
The home was by Susan Jensen & Allison Baldocchi of Pacifica Properties Group, Inc.
This top floor unit was a spacious and bright 3 bedroom with a 175 square foot loft (per listing they are not including this in the total square footage) The home has been beautifully remodeled with some of the highlights being stacked stone living room wall with electric fireplace, spacious kitchen with sleek contrasting cabinets,stainless appliances, white oak engineered flooring, along with nicely updated bathrooms.

It’s been a rough real estate market for sellers in South Redondo’s Brookside Village. There are currently 5 homes on the market and each has reduced the price. Currently the longest on the market at 163 days is an updated condo at 810 Camino Real #104.
When we originally posted about this condo when it was first listed, they had it priced at $780,000 which we thought was pretty bold given the location and the prior 2 bedroom condos selling at $705,000, $670,000 and $655,000.
After a number of price reductions and one brief stint in escrow the home is now priced at $689,900.

The condo is nice and bright and is located in a relatively quiet part of the community. This well maintained unit offers some updates throughout including laminate floors, update baths, opened kitchen and more.
