Redondo Beach January Home Sales

Welcome to the first Redondo Beach real estate market update of 2022

In what was certainly expected based on the very low number of pending sales in December, it was a very down month for closed home sales in Redondo.  There were only 38 on market homes, townhomes and conds closing escrow during January of 2022.

The average “list” price was $1,316,600 with the average sold price at $1,367,192 meaning that, in general, homes sold well higher than the list price. The average price per foot was $820 and median days on market was 29 before going into pending status.  See how that compares with other months on our Redondo Beach real estate market trends and statistics page.

Of the 38 homes only one was in Brookside Village and was a 2 bedroom condo at  649 Prospect AVE #204 that closed at an impressive $694,000.

The Year in Review – See all of the Brookside Village Condo Sales in 2021

2021 was a big year for condo sales in Brookside Village.  There were 24 on MLS condos that closed during the year.  The average list price was $610,000 wth the average sold price just over $630,000.  Price per foot averaged $717.  The condos that sold averaged only 13 days on the market before going into escrow which is a pretty incredible stat for sure.

The lowest price of the year was $425,000 for a smaller first floor one bedroom condo which sold early in the year and certainly now looks like a bargain.  The high sale of the year was a very nice top floor 3 bed/2 bath with just over 1,200 square feet that was listed for $749,000 and sold for $795,000 after 3 days on the market!

Redondo Beach Real Estate Market Getting Even Crazier – 19 Homes for Sale Now

Just when we thought housing inventory couldn’t go any lower in Redondo Beach…..it drops once again.  Inventory of Redondo Beach homes for sale historically dips a bit as we approach the holidays,  as owners don’t want the hassle of showings and open houses during the holidays,  but the level of available home inventory is starting to be a real concern.  Considering that there were 125 homes for sale in December of 2020 it’s not hard to see how only 19 homes on the market is a major concern.  The current market is just about perfect for home sellers but that’s definitely the opposite for home buyers at the moment.  Keep visiting our active Redondo Beach homes for sale page for continually updated listings.

Welcome to the October real estate review at a glance.  Redondo Beach  saw 96 on market property sales closing during the month which made for a very big month for the city.  The median “sold” price was $1,356,000 and the average days on market (DOM) was a brief 18 before going into escrow and the average price per foot was $848.
