Another new listing just hit the market and it’s quite similar to the last listing in the complex at 603 S Prospect Avenue Unit#105 which was listed about a month ago at $540,000 and is now in escrow.

The condo is listed by Nicola Wright of Vista Sotheby’s International Realty.

This newest addition to the market is a ground floor end unit in one of the larger 3 story buildings in the north of the community.  The home has some nice updates including recessed lights, new luxury vinyl plank floors, newer kitchen cabinets, stainless appliances, stone counters and a breakfast bar area.

Despite the square footage the home is open and feels much larger with an open concept kitchen and living area along with the large sliders out to the patio.

Welcome to the Redondo Beach real estate recap for September 2024. North Redondo Beach homes

There were 48 homes, townhomes and condos that sold and closed escrow compared with 57 in August, 50 in July, 42 in June, 58 in May.

The average listing price was $1,503,339 with the average sold price at $1,506,876 which was a slight drop from the $1,514,501 average in August.  

$895 was the average price per square foot for the homes that sold which was very similar to August and slightly down from July.  Homes averaged 34 days on market before going into escrow.

One of the 48 homes that sold was a condo in Brookside Village.  814 Camino Real Unit#201 was a 3 bedroom condo that was listed for $800,000 and sold for $830,000.

Brookside Village Highly Upgraded Condo Breaks the High Price Record

Listed at $799,000 and Sold at $875,000

While it might seem that the market is a bit slower (because it is) but that doesn’t necessarily translate to lower prices.  In fact the very updated and remodeled condo at 615 S Prospect Avenue #105 just sold for more than any 2 bedroom condo ever in Brookside Village.

The most recent sale in the condo complex of Brookside Village in South Redondo Beach was listed at $799,000 and closed at a jaw dropping $875,000.  That’s a price only seen with 3 bedroom units.  The previous record sale was $850,000 for another highly remodeled condo at 906 Camino Real Unit#101 which sold for $850,000 (also listed at $799,000) back in 2022.

#105 was one of the nicer condos to hit the market in a while in Brookside Village.   The sellers did an extensive remodel and they not only did the cosmetic work, but opened up the floorplan AND added interior laundry which is very rare in Brookside Village.

The living, dining, kitchen offers an open-concept floor plan for the modern lifestyle.  Some of the upgrades include hardwood floors,  recessed lighting, soft-close kitchen cabinets, a spacious island with a breakfast bar, stainless steel appliances.

It’s been a very long time since we’ve seen a foreclosure in Redondo Beach due to the increase in property values over the last few years but one just came on the market and it’s in the the condo complex of Brookside Village in South Redondo Beach,   814 Camino Real #201 is quite an opportunity if it sells anywhere near it’s list price of $800,000.  The last 2 top floor three bedroom condos that sold closed at $910,000 and $935,000.  Both were nicely remodeled but for a buyer in the $800,000 range top floor condos are few and far between.  That said the condo is pretty original and most definitely needs some love.
