Brookside Village Real Estate Recap for 2023Brookside Village condos in Redondo Beach

It was a solid year for condo sales in Brookside Village in South Redondo Beach.  There were 18 condo sales in the community during 2023 with an average sales price of $701,306 and a median sales price of $685,000.  Homes were on the market for an average of 31 days before going into escrow.

2024 is off to a good start with some current listings and some beautifully remodeled condos currently on the market.

The latest condo to hit the market in South Redondo’s Brookside Village is a beautiful top floor remodeled condo.  The listing shows as a 1 bedroom but it’s actually a 1 bedroom + loft which can be used as another bedroom.  It does not appear that the listing agent is including the square footage of the loft in the total square footage of 669.

The top floor location makes for a much roomier feel with vaulted ceilings, extra windows, great light and of course the loft.  The home has been beautifully remodeled with an upgraded and opened kitchen, new bath, hardwood floors and more.  It’s beautiful and sitting inside the complex has a nice quiet location.

Although beautiful we think the price is really going to be a challenge given the last few 1 bedroom units sold for $560,000, $541,000 and $550,000.  This is beautiful and the loft makes for a viable sleeping area but this is a big number.  The unit next door  at 605 S Prospect Avenue Unit#302(same layout but not as upgraded) sold for $600,000 just about a year ago in December 2022.

Average Home Prices in Redondo Beach Top $2.0M in September

Redondo Beach Home Sales and Home Prices in September 2023Luxury primary suites in Redondo Beach

September was a slower month in terms of the number of homes sold in Redondo Beach with only 40 closed home sales in September compared with 65 in August.

While there may have been fewer sales….the average home price was over $2,000,000!  The average “list” price was $2,036,675with the average sold price at $2,004,165 which is pretty incredible. The median sold price was an impressive but more reasonalbe $1,492,500.

Homes that sold averaged $922 per square foot and averaged 43 days on market before going into pending status which was considerably higher than the 27 DOM in August.

One of the 40 homes that sold last month was a condo in Brookside Village at 635 S Prospect Avenue Unit#106.  This was a 3 bedroom condo that sold for $885,000.

The top sale of the month was an oceanfront home (actually two separate homes being sold together) at 421 and  417 Paseo De La Playa in the Hollywood Riviera that sold for $17,500,000.
